Spectrum Properties Residential and Pacolet Milliken Enterprises announce the development of a 269-unit luxury apartment community in the heart of the town center on the prestigious Daniel Island. Designed by Charleston-based architects LS3P and to be constructed by Balfour Beatty Construction, the Simmons Park apartments will seek Green Certification.
“Pacolet Milliken was attracted to Daniel Island and this property specifically due to its ideal location as well as the sense of community on the island,” said Richard Webel, president of Pacolet Milliken. “It is our intention not only to provide an appealing property and amenities for Charleston apartment seekers in a wonderful location, but to add something significant to this outstanding community.”
Simmons Park is expected to break ground in the fall of 2013. Leasing will begin in late 2014, with an estimated project completion of mid-2015.

The property, located at the intersection of Seven Farms Drive and River Landing, will overlook Simmons Park, an urban-style park dedicated to master blacksmith Phillip Simmons, who is nationally known for his intricate iron gate and fence designs, found throughout the Charleston area and in museums around the country. Simmons was born on Daniel Island in 1912 and eventually attended school in downtown Charleston. To honor Simmons’ legacy, a key feature of the new apartment community will be a series of wrought iron gates and fences leading to a grand courtyard.
The apartments will be within walking distance of a variety of restaurants and retail stores, including the Publix grocery store. The building’s four-story exterior will feature Charleston brick, tan stucco and large porches, which will offer scenic views of the lake. The building will additionally feature two street-level retail spaces overlooking the park.

The apartments will feature condominium-level finishes, including granite countertops in the kitchens and baths, stainless steel appliances, 42-inch custom cabinets and large walk-in closets. Residents will enjoy a variety of amenities, including:
